Potter-Roemer Roof Hatch Curb Construction:
• 14 gage (G 90) galvanized steel with durable recoatable gray primer finish standard.
• 12" (304mm) in height with a 4" (101mm) fiber board insulation, and mounting holes for roof attachment.
• Also has integral cap flashing of the same material and thickness as the curb.
• Curb and cap flashing are fully welded at the corners for a watertight construction.
• Hinges are two-piece formed steel, with a non-removable heavy-duty pivot pin.

Potter-Roemer Roof Hatch Cover:
• 14 gage (G 90) galvanized steel, with radused corners for safety, and are fully welded at the corners for watertight construction.
• 22 gage cover liner.
• 1" (25.4mm) thick fiberglass insulation, reinforced as required to support a 40#/ft square live load.
• An extruder rubber gasket, mechanically fastened to the inside of the lid causes the hatch lid to seal.

Potter-Roemer Roof Hatch Hardware:
• Interior handle with a positive, one-point locking mechanism.
• Exterior handle
• Provisions for a padlock, both inside and out
• Pre-lubricated compression springs, encased in zinc-plated telescopic tubes, for smooth and controlled door operation at any position.
• Automatic, hold-open arm, with vinyl grip is standard.

4/5 StarsGood Quality & Relatively Inexpensive | This costs about 25% less than ANOTHER LEADING BRAND. I do not know if it has the same quality, but I do know that it is fully functional and does the job I intended it to (roof hatch access to root cellar). It was watertight during recent hurricane Danny. I'm using it on a 1:12 roof pitch to make the opening easy to step through. I found the 24" x 30" size just right - larger means more heat loss. The hatch lid opens and locks to an angle of about 80 degrees of vertical and will stay open at half of that. The two pistons offer resistance when closing (good thing). If using it as a hatch on a root cellar, you should build an enclosure around it and insulate it. I took a different route: To lower the profile, I mounted the hatch directly to the root cellar ceiling sheathing in a 2x6 joist box, and built up 3 layers of 2" foil-faced rigid insulation (39 total r value) around it, re-sheathed it w/ "50 yr." 3/4" waterproof chipboard, flashed around the hatch, caulked with silicon sealer, and covered that with white exterior tile to reflect light and heat. There is enough room for 2" of insulation on the interior sides and inside the cover. The steel latch hardware will rust; so I gave it a coat of silicon sealer, and DW40 where moving parts meet. You should give it a coat of waterproof paint inside and out and put something reflective on top of the lid.
